Recently, Beechwood Acquisitions CEO and founder Haysha Deitsch conducted a survey of the American real estate market and came across several essential trends. Mixed-use developments combine the best of residential and retail, and are currently in high demand. By focusing on mixed-use development projects, he plans to create vibrant, dynamic communities with a neighborhood feel. He believes we are likely to see more of these mixed-use communities which provide buyers and renters with the option to step away from the focal point and yet maintain their urban lifestyles. Unfortunately housing affordability once again remained in the shadow of other sectors, as authorities made almost no effort to improve its situation. 



Sometimes by necessity, but often by choice, Americans choose to rent rather than purchase. This trend has sparked interest among developers who have turned purpose-built rentals into their biggest business. When it comes to mixed-use projects, Haysha Deitsch stresses that the most important thing is to create building communities with vibrant and welcoming environment, where people would love to spend time, because in the ends that is the thing that keeps them coming back and gives them something they can relate to. While the needs of the urban population continue to evolve, mixed-use projects continue to thrive. This also urges developers to do a better job when designing public spaces. As a response to that, developers have gone out of their way, rethinking their approach to mixed-use projects.

Instead of focusing on building “stand-alone” mixed-use buildings, developers are building more and more mixed-use neighborhoods and communities. These vibrant communities include residential, retail, and commercial space into one dynamic unit. As a developer himself, Deitsch knows that this is a reality that needs to be seriously considered. By building mixed-use communities both inside and outside downtown centers, investors and developers are also providing homebuyers with more choices, as they can choose to live where they work, or work where they live. However, while mixed- use projects grow and evolve, developers are starting to discover increasing complexities and new risks which have so far been unknown to them.
